Large home in Alum Rock

This home should be for a 1st time buyer with a large family, the garage was converted to a living space with a full bathroom and kitchenette in average condition. The interior of the main unit has Granite counter tops in kitchen, double pane windows with a lot of potential though. I like the large size lot and the fact that it is located in a corner lot. The big tree by the entrance provides some shade and blocks the view of the street too.

Mr. "Can I qualify for more?"
Mr. H approached to me explaining He was pre-qualified for an amount that would not work for him: He needed to buy a property with a higher price.
Once I looked at his qualifications I concluded that we could explore different 1st time buyer programs and additional assistance to increase his purchase power. The bank reviewed his numbers and confirmed it was possible to find what Mr. H needed and He was happy to hear about this possibility.
Mr. H was looking for a new or newer property and with a pre-qualification in hand I visited a complex that He wanted, just to find out it was just sold out!, so I decided to visit more builders in the same area and found nothing suitable for Mr. H.
We started over and I took Mr. H on a tour, He liked a couple of properties but was not really excited, until we saw one that caught his eye, the problem?: it was a short sale and we did not really know if the sale will be approved on time. So I, asked Mr. H to meet me at the office to discuss more about it. He agreed that a short sale was not suitable for him and then we started looking a t the MLS.
To our surprise an REO in the exact same complex as the short sale had just came up in the market that second! We could not just believe it! Without hesitation we submitted our offer and it was accepted 3 days after! Mr. H couldn't be happier!
Now it was just a matter of ordering inspections, waiting for loan docs. and filling out the documents for the additional assistance. Inspections could not have been simpler: the property was just in great shape, the appraisal from the bank confirmed our price in the offer was right and then we just waited.
Loan docs came in and it was time for Mr. H to sign off, 1 day later the bank funded and 2 days later I broke the news to Mr. H: you just became homeowner, congratulations! when can I give you your keys? As soon as now, He said! So I met him at his new home and with a big smile He said: Thank you!
Mr. H got the type of property He needed, the lowest interest rate possible, additional assistance and additional incentives. Helping him making his dream come true was really satisfying to me!

A new assignment in Willow Glen

We are really excited for the opportunity of selling this one. It is located just blocks away from Willow Glen downtown. It is a fixer upper and the price is just great for the area. there were some additions like extra bath and the conversion of the attic to a loft. Permits are unknown. It has a nice size backyard. This is more convenient for an investor that would like to take advantage of this price. I have not seen any price available like this one in this area.
